Partitions, Suspended Ceilings & Bulkheads
Three things make up most commercial plastering scopes. We do all three, and we do them off the drawings.
Plasterboard Partition Walls
Office, retail and tenancy partitions set out from the drawings and built to the specified system — Rondo steel stud and track, sheeted in CSR Gyprock, USG Boral or James Hardie board as the spec requires, including acoustic and fire-rated makeups. Head and base tracks fixed properly, deflection heads where the slab needs it, and services coordinated before we sheet.
Suspended & Grid Ceilings
Suspended plasterboard ceilings on Rondo furring and exposed grid, hung to level across offices, retail tenancies and common areas. Access panels, light fittings, diffusers and sprinkler penetrations set out to the reflected ceiling plan rather than cut in afterwards.
Bulkheads
Bulkheads and ceiling drops built to detail around ducting, lighting runs and shopfronts. Straight lines, square returns and a finish that holds up under the downlights.

Office Fitout Plastering in Sydney
On an office fitout the plastering is rarely the risk. The risk is the trade that holds up the programme — partitions that are not ready when the electrician needs them, a ceiling grid that cannot go in because the bulkhead is not set.
We quote from drawings, we commit to dates, and if a date has to move you hear it from us with enough notice to move the trade behind us. Most of our commercial work is repeat work from builders and shopfitters, which is the only recommendation in this trade that counts for anything.
End of lease make good. Partitions out, walls made good, ceilings patched and the tenancy handed back the way the lease says it has to be. Usually tight on time and usually needed after hours — we quote it that way rather than treating it as an extra.

Levels of Finish to AS/NZS 2589
More commercial plastering disputes come from finish level than from workmanship. Two contractors can both quote "set and sanded" and deliver quite different surfaces, and the argument only surfaces once the painter is on and the lights are in.
AS/NZS 2589 defines the levels. Level 3 is coverage over tape and fasteners, suitable behind joinery or where a heavy texture follows. Level 4 is the standard commercial finish for flat and low-sheen paint. Level 5 adds a skim coat across the whole surface, and it is what a specification means when it calls for critical lighting performance — glazed frontages, feature walls, corridors with continuous downlights washing the wall.
We name the level in the quote against each area, and if the specification calls for Level 5 in a location where the lighting will not justify it, we will say so before you pay for it.
If your spec does not state a level, tell us the lighting and the paint sheen and we will recommend one in writing. That single line has saved more variations than anything else we do.

Four steps, no surprises. The parts that usually go wrong on a fitout are the parts we plan around.
Send plans or book a walk-through
Email the drawings and the ceiling and partition schedules, or we walk the site with you. Either works.
Scope and quote
You get a written quote against the spec, with the systems and board types named so there is no argument later.
Install to programme
We sequence around the other trades, work after hours where the site needs it, and flag variations before they become claims.
Handover and defects
We walk the job with you, close out the defect list and leave the area ready for the painters.
Questions From Builders and PMs
Do you quote from plans?
Yes. Send the architectural drawings, the partition and ceiling schedules and the programme dates, and we will come back with a written quote against the spec. If the drawings are light on detail we will tell you what we have assumed rather than leave it vague.
Can you work after hours or in stages?
Yes. A lot of our commercial work is in buildings that keep trading — offices, retail tenancies and strata common areas. We stage the work, work nights or weekends where the site needs it, and control dust and access so the tenants can keep operating.
Do you install fire-rated systems?
Yes. Fire-rated walls and ceilings are a specialty and we install strictly to the tested system for the specified FRL. There is a full page on our fire-rated work with the detail.
Are you licensed and insured, and can you provide site documentation?
Yes. We are licensed and insured, and we provide SWMS, insurance certificates and induction paperwork before we start on site.
Do you work directly with strata managers?
Yes. Common area ceilings, water-damaged plasterboard in units and make-good works are regular jobs for us. We can deal with the building manager directly and work around resident access.
What areas do you cover for commercial work?
Sydney-wide. Our residential work centres on the St George area around Bexley, but commercial and fitout jobs take us across the whole metropolitan area.
How quickly will I hear back?
Same day. Send the drawings or a description of the scope and you will hear from us that day with whether it suits our programme, what else we need from you, and when we can get on site. The price itself follows the plans and usually a look at the job — a commercial ceiling or a partition run gets priced properly rather than quickly. What you will not do is wait a week to find out whether we are interested.
